As a team, Joe Fiorenza and Lloyd Rader bring a unique and expert level of professionalism from a multitude of experiences that allow us to address each project specifically and clearly communicate to our client along the journey from a concept to opening their doors for business. We pride ourselves in our communication style of always letting our client know how their project is progressing in real time and providing advance notice on what’s ahead and what to expect.

• Provide full architectural design services from conceptual drawings to construction documents ready for permitting
• Provide full project management services for owners
• Provide project budget and schedule development
• Create RFPs for hiring the support team and conduct interviews with the owner for selection
• Create and navigate support team contracts
• Owners representative to ensure all teams are staying on-time, on-budget
• Create and participate in occurring (OAC) owner, architect, contractor meetings to ensure transparent communications and project updates
• Submit bi-weekly project reports to the owner, highlighting inspection dates, milestones and information needed from the team
• Project close-out process to ensure smooth transition and turn-over from the contractor to owner and provide all documentation and warranties as needed

What We Are About
Joe Fiorenza's Bio
Joe started his professional career in Charlotte, North Carolina working for several well-respected healthcare design firms; FreemanWhite Architects and McCulloch England Architects. Later, Joe moved to the owner’s side as Sr. Manager at NorthEast Medical Center, Concord, NC. Joe managed projects wearing multiple hats. Joe was responsible for meeting with physicians to develop project scope, hire the architects and contractors, and develop a total project budget. Joe was also responsible for working with external and internal support teams for developing the equipment, furniture and IT scope and budget. Joe would take every project from conception to move-in.
Following, Joe worked at Novant Health for 16 years starting as a Sr. Manager, moving to Director of Construction, to running the department as Sr. Director of Design and Construction Operations system wide. Joe believes the ladder to his success was due to always having transparent open communications, continuously cultivating relationships, and supporting all team members working on a project.
With over 30 years in the industry, and after 16 years at Novant Health, Joe has decided to partner with F+R Associates and continue to provide Clients valued management services to ensure our projects are built to; the highest quality, with a seamless process, and on-time & on-budget.

Lloyd A. Rader's Bio
Lloyd grew up on the construction site of his dad’s construction company as a carpenter, equipment operator and anything else the project needed. He quickly learned to problem solve as issues came up. Fast forward to today, he still enjoys problem solving, either through design, master planning a campus or representing owners on complex projects. Lloyd believes that thoughtful evidence-based design and team collaboration will deliver the best project.
With over 25 years of industry experience, Lloyd brings a methodical approach to every project. He was part of the design team for the U.S. National Whitewater Center in Charlotte, NC and most recently on the owner’s side as the Director of Design at Novant Health system-wide with 17 hospitals and over 800 clinics. He understands the thought process and due diligence from an owner’ standpoint while also understanding what is required to design and build a project.
